How it works

Three steps. No paperwork on your end.

You give us an address. We do everything else.

01 / We check your assessment

Your record, against today's market.

We pull your property's assessed value from LA County and compare it to current market value using fresh comparable sales within half a mile. You'll get a one-page report by email within 48 hours.

02 / You decide whether to file

No pressure. No commitment.

If you're being overcharged, we tell you exactly how much and how confident we are in the appeal. You decide. If the numbers don't move you, that's fine — checking is always free.

03 / We file as your agent

One signature, then we handle it.

You sign a one-page authorization. We prepare the appeal, file with the Assessment Appeals Board before the deadline, and represent you at any hearing. You never have to attend.

Why this works

A fair share of an unfair thing.

California's Prop 8 lets the Assessor lower your taxable value when your home is worth less than what you were assessed at. It's the law. The catch is, the burden is on you to ask — and most homeowners never do.

That's especially true for anyone who bought near the 2021–22 peak. Many of those homes have flat-lined or fallen since, and their assessed values haven't caught up. The County keeps charging the higher number until somebody files.

We file. Quickly, accurately, and on a 35% contingency — meaning you only pay if we save you money. The remaining 65% stays with you, year over year.

Common questions

FAQ.

Is this legal?
Yes. California allows any authorized agent — not just attorneys — to represent property owners in assessment appeals. You sign a one-page form authorizing Parcel to act on your behalf. We file under your name, with your signature, fully transparent to the county.
What if I'm not over-assessed?
We tell you. Most homeowners we screen don't qualify — and we won't file an appeal we don't believe in. Checking is always free, and if the numbers don't support a case, we say so in our report.
What does it cost?
Nothing upfront, ever. If we file an appeal and win you a reduction, we take 35% of the first-year tax savings — the remaining 65% stays with you. Year two and beyond, if the reduction holds, those savings are yours alone. If we don't win, you pay nothing.
Why should I trust a brand new service?
Fair question. We're a small LA-based team. We tell you your number before we ask you to commit — most firms make you sign first. We use real comparable sales data, run by a team with legal and tax expertise, and only file appeals we believe in. If you ever want to talk to a real person, email help@parcel.la and we will.
